Livitup offer a full management
package which in essence means “complete peace of mind"
From single units to block management. Livitup supplies a
high level of personal attention coupled with a specialist knowledge of
the property market in and around London, combined with a positive
attitude, energy, experience and expertise.
Services Provided
Livitup will collect the rent due via standing order to our Clients
account. Deductions will be made for any outgoings during the period
and we will provide statements of account showing income and expenditure.
We cannot pay outgoings on your behalf in excess of monies available
to us in the Landlords account.
Advise the appropriate utility companies of the new ingoing Tenant and
provide contact details for us and emergency services. If requested
final accounts for the Landlord will be settled from available funds.To
visit the property once during the term of the Tenancy to inspect its
condition, if required by the Landlord. Our inspection will only be
of a superficial nature and will not extend to or be a substitute for
a full structural survey.
To arrange for appropriate Tradesmen to effect necessary repairs to
a maximum cost of £300 on any single item, without referral to
the Landlord. Estimates for repairs and works in excess of this figure
will be obtained and the Landlords consent will be required before works
are commenced, except in the case of an emergency. For supervision of
works estimated in excess of £300, Livitup Ltd. reserve the right
to charge 10% plus VAT of the net value of works completed.
Pay all regular outgoings such as service charges, ground rent, insurance
premiums and maintenance charges on behalf of the Landlord, if so instructed.
We cannot accept any responsibility for any non-performance by the Tenant,
for any of the terms of the Tenancy Agreement or for the state and condition
in which the Tenant leaves the property on their vacation.
Management Fee
The management fee is 5% plus VAT of the rent received. This
is payable at the outset or renewal of the Tenancy Agreement. Our management
will operate for the period in which the property is let. This charge
includes the fee for Rent Collection.
